Property management services for non-municipal and non-social requirements are handled from this portfolio. This portfolio is spread across the CoJ’s eleven regions. The services provided are:

  • Lease management (currently 3 600 leases);
  • Identification of appropriate properties for leasing;
  • Negotiation of lease conditions and drawing up of lease
    contracts;
  • Managing tenancy to ensure timeous renewals or terminations;
  • Ensuring timely rental payments;
  • Ensuring adherence to lease conditions;
  • Property sales through public tender processes;
  • Vacancy management;
  • Arrear rental management; and
  • General property management services.

Together with JPC’s New Developments Department, the Residual portfolio is currently engaged in the regularisation process (the formalisation of ownership to identified beneficiaries) of CoJowned train shops in Soweto. The process started in Dobsonville and has now extended to Diepkloof. The regularisation process has also started in the Orange Farm areas and handles non residential properties only.
