A Summary of Recent JPC Property Investments

Utilising council-owned land assets to leverage private sector investment in public infrastructure, the Joburg Property Company (JPC) remains committed to ensuring that Johannesburg is portrayed a. Through maximising the social, economic and financial value of the CoJ’s total property portfolio and enhancing the efficient use of property to drive investment, economic growth and job creation, the JPC continues to pave the way to a brighter future. 

Of the developmental work already engaged in, a total value of R 4 588 271 688, 00 and 359,349m² in property development space has been invested in throughout the City of Johannesburg. 

To follow, find a list of innovative property investment projects that have since been completed and of which underpin the JPC’s objective to create business opportunities, foster a sense of community and encourage tourism to the City of Johannesburg. 

Worldwear Shopping Centre in Fairland
Completed in September 2007 this 20 000 m2 retail development valued at R100 000 000 offers visitors with a charming cobble-stoned open-air shopping experience with a European high-street appeal. Situated in Randburg, just off Beyers Naudé Drive, the mall offers a variety of high fashion and branded items at low prices. 

Soweto Hospice in Diepkloof
With an investment value of R 8 000 000 completed in June 2007 the Soweto Hospice in Orlando East specialises in the care of patients with life limiting illnesses. Offering support to patients, their family members and children in the community the Soweto Hospice is a 2 000 m² modern facility equipped with hospital wards, a paediatric facility and medical staff in attendance.

Melrose Crossing in Birnam
Valued at R 15 000 000, completed in June 2006, Melrose Crossing in Birnam offers patrons with a 2 000 m² retail space specialising in convenience shopping and eateries. Where the ground floor creates for the ideal retail showroom space, the 1st floor caters to restauranteurs offering visitors with an array of eateries and convenience food outlets. 

Mofolo Housing in Soweto
With construction completed in January 2008, Mofolo Housing located in Soweto Johannesburg is valued at R 8 000 000. Creating a 15 064 m² housing site, the residential development offers a 68 unit property investment owned by a 100% BBBEE Entity.

FNB Westbank Head Office in Fairland
This iconic 70 000 m² groundscaper, home to the corporate office of FNB and Wesbank sets a benchmark in technological and ecological sustainability in the property development sector. Pan Africa Shopping Centre, Alexandria

It is also said to be one of South Africa’s first retail outlets designed to combine a taxi rank with informal traders and upmarket retailers and department stores.

Orlando Towers in Orlando eKhaya
Utilising the former Orlando Power Station as its design basis, the extreme heights centre and restaurant development was completed in June 2009 with a property investment value of R 5 000 000

Soweto Theatre in Jabulani
With an investment value of R 140 000 000, completed in June 2012, the Soweto Theatre is an award winning professional performing arts venue. The 20 000 m² theatre has already contributed R20 million to the local economy through creating 460 jobs through the construction of the theatre.

Diepkloof Plaza Shopping Centre
Completed in November 2012 and a total investment value of R 132 371 688, the Diepkloof Plaza Shopping Centre boasts a 20 000 m² community centre along with 40 retail outlets, generous parking and access to public transport.

Huddle Park Golf and Recreation
The refurbishment of this 200 Ha municipal golf course completed in March 2013 was carefully executed given its location on an abundant wetland and as one of Joburg’s biggest parks providing for fishing, bird-watching and other recreational activities. With a property investment value of R 20 000 000 Huddle Park is located on Club Street in Linksfield Johannesburg. 

Majestic Newtown 
Completed in September 2014, The Majestic is a 4-storey office block designed in conjunction with a Green Star SA Accredited Professional, ensuring optimal water and electricity conservancy. Through its Environmental Management Plan, the building further reduces its carbon footprint and has an investment value of R 130 000 000.

Potato Sheds in Newtown
What was originally a fresh produce market in the early 20th Century, today the Potato Sheds in Newtown has since been declared a heritage site offering 40 000 m² of retail space, with a property investment valued at R 1 300 000 000.

Joshco Hostel Conversion in Orlando eKhaya
Completed in June 2014 with an investment value of R40 000 000, phase 1 consists of 24 one-bedroom units and 78 two-bedroom units. Phase 2 has a new 3-storey walk-up complex comprising of 18 blocks of 6 two bedroom units – a total of 108 two bedroom residential units. 

Bara Central (Blackchain)
Competed in June 2015 with an investment value of R 20 000 000 the Blackchain redevelopment project has secured a 50-year development lease from the Council. It includes a 5-storey, 30 000 m² mixed-use development completed in May 2015. 

Bara Central Precinct
The 5 000 m² retail development completed in June 2015 is ideally positioned to the Bara Pubic Transit Facility and the Bara Chris Hani Hospital. Featuring a Double-storey retail centre with four line shops on the ground floor and an average shop size of 150 m², the Bara Central Precinct investment value is calculated at R8 000 000.

Melville 27 Boxes
With a total investment value of R 20 000 000, completed in July 2015, the Melville 27 Boxes, erected from recycled shipping containers boasts a 2 400 m² retail centre created to enhance the lives of the community and in support of local entrepreneurs. 

Newtown Wedge
This 148-room hotel situated in Phase II of the Newtown Junction is a key project earmarked to revitalise the precinct as a heritage and cultural destination. Completed in December 2015, with an investment value of R 99 000 000 the Newtown Wedge development project has provided for up to 300 construction jobs to local workers.

UJ Soweto Campus Orlando eKhaya
Completed in October 2015, the University of Johannesburg Soweto Campus spans 30 000 m² and incorporates student accommodation. With an investment value of R 295 000 000, the development has been carefully planned as an ecological and pedestrian link between the koppie and the dam.   

The Johannesburg Holocaust and Genocide Centre (JHGC) in Forest Town
Offering a world class centre of learning, The JHGC was completed in September 2015 with a total investment value of R 20 000 000. Located on a prime site in Forest Town, the 3 600 m² Johannesburg Holocaust and Genocide Centre is centrally located on Jan Smuts Avenue opposite The Westcliff Hotel.

Kgoro Lineshops
Consisting of 16 line shops that form the frontage of the Gautrain Station on Rivonia Road and West Street in Sandton, the Kgoro Lineshops property development is made up of 16 000 m² of retail space, 50 000 m² of office space and an additional 84 000 m² of hotel and apartment space. Completed in March 2016 with and investment value of R 20 000 000, the development project has created an additional 20 construction jobs. 

Bara Central Retail
With an investment value of R 8 000 000, the Bara Central Retail project was completed in March 2016. The 1 200 m² development forms part of the Baralink Priority Development Node and has created a total of 20 additional jobs during the construction phase.

Alexandra Mall
The Alexandra Mall comprises more than 29 282 m² of retail space with 100 shops, two floodlit soccer fields, a 250-seater restaurant and a children’s play area.  Completed in March 2017 with a total investment value of R 450 000 000 the Alex Mall is accessible from the N3 freeway and has taxi-rank facilities. 

Johannesburg Council Chamber
Completed in March 2017 with an investment value of R 340 000 000, the award-winning 2 883 m² Chamber provides seating capacity for 361 councillors and 158 seats in the gallery for the public and media.
